The three private estates of Coombe Hill, Coombe Warren and Coombe Park feature leafy roads, secluded streets and some of the largest homes in south-west London. Together they make up the Coombe Estate.
Houses up to 15,000 square feet boast generous plots of as much as two acres. The original 1930s architecture has now been joined by impressive new builds which share the exceptional privacy afforded by the period properties. There are fewer planning constraints than in the centre of London and residents enjoy the benefits of good transport links and excellent local schools.
Properties in Coombe feature diverse architectural styles, from 1930s Art-Deco homes to the neo-Georgian mansions built in the past few years. You can also discover fine examples of 1960s architect-designed properties and striking contemporary houses with stunning glass facades. Generally distinguished by large gardens, the impressive houses sit comfortably in their surroundings.
Whether you are searching for classical elegance, the convenience of a new build or a distinctive, avant-garde home, you will find a property in Coombe which perfectly meets your brief.
The attractions of Coombe are obvious and yet the generous supply of housing has kept prices below other sought-after areas of the capital. Homes are 40% cheaper than comparable properties in prime central London locations, where the large gardens and seclusion offered in Coombe are rare. Houses typically cost 25% less per square foot than those in neighbouring Wimbledon and Richmond. In addition to the large detached houses, there is a development of apartments in Coombe and a small number of terraced properties.
The average price of a flat in Coombe is now £357,000 whereas the average price of recently sold detached properties has been £2,053,000. However, larger mansions can come to market for prices in excess of £7,000,000. A two-bedroom terraced house would currently command a price tag in the region of £750,000.
A peaceful and secluded environment is guaranteed in Coombe, while nearby Richmond Park and Wimbledon Common provide fabulous outdoor escapes. For golfers the highly regarded Coombe Hill Golf Club and Coombe Wood Golf Club mean that the delights of the fairways are just moments from any home. Both clubs offer full and weekday memberships and provide the perfect venues for socialising, networking and special events. There are three excellent golf courses on close-by on Wimbledon Common too. Equestrians can also take advantage of Stag Lodge riding stables on the border of Richmond Park as well as Wimbledon Village Stables.
The majority of properties in Coombe are situated on private roads. The council is responsible for maintaining the roads built in 1933 or earlier. These are known as the Scheduled Roads and are:
• Warren Road
• Brook Gardens
• Edgecombe Close
• George Road
• Golf Club Drive
• Renfrew Road
• Stoke Road
• Warren Cutting
The council also maintains the path from Edgecoombe Close to Golf Club Drive.
It is important to note that the property owners pay for the maintenance of the roads and are billed in June of each year. The maintenance of the remaining private roads, known as New Roads, is entirely the responsibility of the property owners. The private roads can only be used by property owners on the estate, their visitors and those requiring access.
